Planning docs for the new place — everything in one place
The aesthetic lens every decision in every doc should be held up against. If a candidate doesn't live in this overlap, it probably doesn't belong here.
The overlap
MCM ∩ Farmhouse-warm ∩ Contemporary-clean
The rule of thumb designers use: pick 2–3 adjacent styles and live in the overlap. Your overlap is roughly MCM ∩ farmhouse-warm ∩ contemporary-clean — which is why a walnut credenza, a seeded-glass bath bar, and a matte-black globe cluster all feel like they belong to the same house even though they're from three different vocabularies. Not mansion-cosplay. Clean, upgraded, warm.
Not matching — coherent. Each room should work within itself. The house stays together because every room speaks the same language, not because they're all using the same words.
Brazilian cherry. Refinishing into natural red-orange, not stained darker. The warm anchor the rest of the house builds from.
Black-dominant, but with warmth — distressed finishes, seeded glass, brass/bronze accents, walnut blades. Not cool-modern-black.
Yale lock is oil-rubbed bronze. Some fixtures carry bronze or aged brass. Satin/polished brass is too cold-yellow — skip it.
Brushed nickel is the leaning but hasn't been tested against anything. Open.
Walnut for credenzas, tables, accent pieces. Warm pine (Basque) for farmhouse-leaning options. Both sit next to cherry without fighting it.
White Dove direction for common areas. Seattle light + surrounding trees means warm whites over cool.
Click any doc to open it. Each one is self-contained with context, options, and status.
20 fixtures to replace + 1 removal. Bathroom vanity bars are the active decision — Kichler Azores/Wynn warm-traditional black is the working direction. Foyer, dining, flush mounts, sconces, and den fan all scoped.
Options across kitchen living, den, dining, formal living/study, entry, and bedrooms. Den sectional has 3 finalists (Burrow Nomad King, PB Big Sur, R&B Metro). Sofa restart after Article Sven was ruled out. Lily's picks folded in.
98" Mini-LED TV on the 132" wall, 7.1.2 Atmos target (configure 5.1.2 at purchase, pre-wire for full). Floorstanding towers, in-ceiling side surrounds on slopes, Atmos heights on tower tops. Receiver, speaker brand, TV brand, and sub still open. Jacob is driving this.
Lutron Caseta house-wide smart lighting platform. Switch/dimmer options, Claro screwless wallplates (black in bathrooms, white default, metal designer for hero locations). Outlet refresh with USB-C at key spots. Room-by-room count table ready to fill after site walk.
What changed and when — most recent first.
