Furniture + furnishing options for review

April 2026 · No images (text-only)

Frame: Nothing here is locked. Each category shows 3 options across different styles. "My top pick" is marked in each group — it's an opinion, not a decision. Style direction: comfy, expensive/clean looking, function over aesthetic. Images are being handled separately; this doc is text-only for share-ability.
Phase 1 — Primary rooms (actively scoped)
01

3rd Floor Den Man-Cave

Room direction

Man-cave, cozy, function over elegance. Rugged beats refined. Carpet floor, Percy as wear factor (performance fabric required). 98" TV wall working direction, 7.1.2 Atmos target (details in separate AV doc). Sectional pulled 12-18" off back wall for rear-surround clearance. Ottoman replaces coffee table — drink surfaces start with a tray-on-ottoman and add side/C-tables only if it fails in practice.

Corner Sectional

Previously shortlisted — revisit with man-cave direction in mind. Big Sur moves up; R&B Metro may drop.
My top pick ★ Lily's pick
Pottery Barn Big Sur sectional
Den · Sectional
Pottery Barn Big Sur 3-pc Corner
~120"×120" · 26" seat depth · multiple fabrics
Deepest seat of the three (26" vs 22-24"). Loose cushions, broken-in look fits man-cave brief. Sunbrella fabric is genuinely Percy-resistant. Sit-test at PB Bellevue Square. Buy on sale only (20-25% off brings list $5,499 to ~$4,200).
Burrow Nomad King sectional
Den · Sectional
Burrow Nomad King 6-seat
~124"×124" · 24" seat depth · olefin
Modular, clips together. Ships in small boxes — matters for 3rd-floor delivery. Olefin fabric is pet-tested. Square/modern silhouette reads less "cozy man-cave," more "urban modern." Rearrangeable later. USB ports in arms.
★ Lily's pick
Room and Board Metro sectional
Den · Sectional
Room & Board Metro 3-pc
~115"×108" · 22" seat depth · Crypton avail.
Build quality is the real thing — lifetime frame warranty, US-made, Crypton fabric beats olefin for pet durability. White-glove delivery included. Shallower seat than Big Sur. Style reads "refined/understated" not "cave" — may fight the room direction.

Bar / Sideboard with Fridge Bay

Open fridge bay, flat top. Not a wet bar. 95" wall segment, power confirmed.
My top pick
Reclaimed Wood + SteelIndustrial console · Houzz / Etsy makers
Den · Bar/Sideboard · Reclaimed industrial
Reclaimed Wood + Metal Bar Console
60–72" wide · open bay ~19"×33"
Thick plank top, steel frame legs, open bay for freestanding undercounter fridge. Rugged finish, visible hardware — right aesthetic for man-cave brief. Multiple makers $640-1,200 (Timbergirl, Jofran, Crafters & Weavers). Buy fridge separately — 24" beverage center $400-700.
Crate & Barrel Cantina bar cabinet
Den · Bar/Sideboard · Refined
Crate & Barrel Cantina Bar Cabinet
33"W × 15.75"D × 43.25"H · no fridge bay
Reclaimed teak + mango, marble top. Too narrow for 95" wall — use as paired/standalone. No fridge bay, so fridge lives separately. Leans "refined" over "cave" — flagging because you said no wet bar, but style sits closer to elegant. Bestseller, 77+ reviews.
IKEA BESTÅ / SEKTION HackCustom-fit · wall-sized · DIY
Den · Bar/Sideboard · Built-in look
IKEA BESTÅ / SEKTION Hack
Wall-sized · fits 95" exactly · custom bay
Best value, most "custom" looking for the money. Configure to exact wall width, custom bay for the fridge you pick. BESTÅ in walnut-stained oak effect or black-brown. Add butcher-block or quartz top ($200-400). Requires afternoon of assembly. Least "man-cave," most versatile.
Fridge separately: 24" beverage center (Newair 177-can, Kalamera, EUHOMY) runs $400–700. Front-venting design required for built-in/enclosed install — every option above is front-vented. Glass door shows contents; solid door hides. Your call when you pick the cabinet.

Media Console Parked

Wait until sectional picked — height/finish should match.
Under the 98" wall-mounted TV. Needs 60"+ wide (TV is 85.6" wide, console should be at least 70% of TV width for proportion), low profile (22–26" tall), holds receiver + Apple TV + consoles. Reopen after sectional decision — finish and leg style should coordinate.
02

Kitchen Living Area

Room direction

Primary daily room. Open-plan with kitchen and dining visible. Fireplace on back wall. Sliding door + bay window opens to the backyard. Nothing from prior sessions is committed — Sven was never actually selected. Style: comfy, clean, expensive-looking, function over aesthetic. Casual, lived-in. Percy-friendly.

Primary Sofa

Faces fireplace, floats in middle of room (back visible from kitchen). ~82–88" wide. No sectional (sightline + traffic flow). Lily ruled out leather. Performance fabric, Percy wear factor. Cushion brief: comfy/cradling. Firm/upright is OUT. "Comfy quietly expensive" overall — heart-of-the-house casual gathering, not formal.
★ Lily's pick
West Elm Harmony sofa
Kitchen Living · Sofa · Plush/Slouchy
West Elm Harmony 82"
82"W × 41"D × 34"H · 23" seat depth · performance fabric
Deepest-seat option, "sink in" comfy. Down-blend cushions plump back easily. Performance fabric available. Reviews flag cushion maintenance (fluffing) as ongoing. Leans casual/plush, not clean-lined. West Elm sales (~25% off) hit regularly. 41" depth is the most you can fit comfortably with the floating layout (sofa back to kitchen island still leaves walking room).
Pottery Barn Big Sur Square Arm sofa
Kitchen Living · Sofa · Plush + Square Arm
Pottery Barn Big Sur Square Arm Sofa
76", 86", 96", 105" sizes · square arm · upholstered or slipcovered · 100+ fabric options including Sunbrella + Perennials performance
Same family as the den's sectional candidate, in standalone-sofa form. Square arm reads more architectural than Harmony's rolled. Upholstered version stays clean-looking; slipcover version is washable (real win for Percy). Performance fabrics include Sunbrella and Perennials, both bulletproof. 86" is the right size for the great room.
Room and Board Metro sofa
Kitchen Living · Sofa · DROPPED (too upright)
Room & Board Metro 87" — OUT
87"W × 37"D × 32"H · Crypton fabric option
Off-brief. Clean lines + tighter cushions + 37" depth = upright/architectural feel. Build quality and "buy-once" tier are excellent, but the brief is comfy/cradling and Metro doesn't deliver that. Better fit for a more formal living room. Dropping from active consideration.
Crate and Barrel Lounge 83 sofa
Kitchen Living · Sofa · Deep + Soft
Crate & Barrel Lounge 83"
83"W × 41"D × 37"H · sustainable hardwood · soy-foam cushions · Taft fabric is durable kid/pet rated
Benchmade with kiln-dried hardwood, Flexolator springs, fiber-down blend cushions. Deep 41" seat for sink-in comfort but with a more architectural shape than Harmony. Taft fabric is rated kid/pet friendly though not technically labeled "performance." Mid-range price. Strong reviews. Good middle ground between Harmony's slouch and Metro's structure.
Article Ceni 83 sofa fabric
Kitchen Living · Sofa · DROPPED (too firm + cheap-tier)
Article Ceni 83" — OUT
83"W × 35"D × 31"H · low silhouette · walnut wood base · polyester weave (50,000 rub abrasion test)
Off-brief on two counts. Low-slung MCM track arms = firm + architectural feel, opposite of cradling. And polyester weave at $1,099 is the cheap-tier of "comfy quietly expensive" — every other piece in the house is designer/heritage build. Dropping from active consideration.
Sixpenny Neva sofa slipcover fluffy
Kitchen Living · Sofa · Slipcover Plush
Sixpenny Neva 84"
84"W · cloud-like fluffy comfort · 100% removable washable slipcover · cotton, linen, or 100% recycled fabric options
The "wash it" option. Slipcover fully removable + machine washable, so Percy and any spills are recoverable in a way no upholstered sofa is. Cloud-like sink-in seats — even more plush than Harmony. Sixpenny is a direct-to-consumer brand, fabric quality is real. Risk: the slipcover look reads casual/farmhouse, may not match if the great room ends up refined. Free shipping.
Active candidates (in-brief: comfy/cradling + quietly expensive):
  • Crate & Barrel Lounge 83" ($1,826+) — soy-foam wrapped in fiber-down blend, 41" deep sink-in seat, kiln-dried hardwood frame, Flexolator springs. Best build-to-comfort ratio of the candidates.
  • PB Big Sur Square Arm 86" ($1,899–3,899) — down-blend wraps over foam core, plush + properly built, performance fabric (Sunbrella, Perennials) options. Same family as the den's sectional candidate.
  • Sixpenny Neva 84" ($1,549–2,899) — most cloud-like of the candidates, feather/down with foam core, fully washable slipcover (real Percy win). Risk: slipcover reads casual.
  • West Elm Harmony 82" ★ Lily ($1,900–2,700) — deepest seat depth, plush/slouchy, performance fabric. Borderline on the "quietly expensive" brief: reviews flag ongoing cushion fluffing as maintenance, mid-tier build vs. C&B/PB.
Dropped: Article Sven 88" Charme Tan (leather, ruled out by Lily) · Room & Board Metro 87" (off-brief: too upright, clean-lined) · Article Ceni 83" (off-brief: firm low MCM + cheap-tier polyester weave at $1,099 is the cheap version of the look).

Coffee Table

48–54" long, sofa-proportioned, dog-safe edges.
My top pick
Article Lenia oval coffee table
Kitchen Living · Coffee Table
Article Lenia 53.5" Oval
53.5"L × 27.5"W × 15"H · walnut
Oval surfboard shape — no sharp corners (Percy-safe), organic shape softens the open-plan room. Spindle shelf below holds books/blankets. Low 15" profile works with any sofa. 4.7 stars / 309 reviews. Walnut veneer, but the shape is doing the work.
CB2 Peekaboo acrylic coffee table
Kitchen Living · Coffee Table
CB2 Peekaboo Acrylic Coffee Table
48"L × 28"W × 18"H · clear acrylic
Visually disappears — if "clean/expensive" means "less visual clutter," this is it. Lets fireplace and sofa do the work. Scratch-prone (Percy's claws). Pro: easy to move, doesn't date. Con: needs more frequent wiping than wood.
West Elm Anton round coffee table
Kitchen Living · Coffee Table
West Elm Anton 48" Round
48" diameter × 16"H · solid mango
Solid wood (not veneer) — feels expensive. Round shape softens the room. Pedestal base = no leg-to-leg traffic issues. Burnt Wax finish reads warm without orange. 2× the Article Lenia price for solid-wood upgrade; worth it if you want heft.
SOFT-LOCK · Coffee table (great room)
ET Wood Crafts handcrafted low table
Great Room · Coffee Table · Sculptural Solid Wood
ET Wood Crafts Handcrafted Low Table — Walnut, Smooth Surface, 40"W × 24"D × 16"H
40"W × 24"D × 16"H · sculptural organic form · low Japanese-influenced silhouette
Soft-locked: Walnut color (cool dark brown, contrasts jatoba floor cleanly), Smooth Surface finish (PU base + PU gloss topcoat, satin sheen — pairs with the satin floor and lets the sculpted form be the hero), 40×24 size (fits under realistic sofa, bigger size 47×28 would dominate the 9-ft-ceiling room). Brown finish was rejected (too warm-on-warm with jatoba), Oak rejected (reads cool/floating against the warm palette). Natural Rough finish rejected (texture competes with the form). Continues a quiet walnut through-line in the house (Thuma master bed, Maverick fan blades, now this).
★ Lily's pick
Uttermost Volker 48 geometric coffee table
Kitchen Living · Coffee Table · Geometric
Uttermost Volker 48"
48"L · hits the sub-50" target
Lily's pick — 48" clears the size constraint. Modern geometric base with a clean, design-forward look. Pairs well with the Sven leather direction. Different character from the organic wood picks — more structured and linear. Lamps Plus carries it.

Companion Chair Entertaining

Per floor-plan sketch: one chair placed alongside the sectional in the open kitchen living layout. Adds vetted-car-community entertaining seating without crowding. Arc lamp (per Lily) reaches over it — no side table needed. Must jell with the sectional (Sven tan leather if that wins). Bookcase relocated to Open Study/Office §06.
My top pick
Article Sven Chair Charme Tan
Kitchen Living · Chair
Article Sven Chair — Charme Tan
32"W × 36"D × 34"H · tufted leather
Explicit family match if the Sven 88" sofa/sectional wins — same tufting, same charme tan leather, same MCM vibe. Zero risk it clashes. Lounge-depth (36") for actual comfort when entertaining. Only downside: visually matchy if you want contrast.
Article Ceni Armchair walnut tan
Kitchen Living · Chair
Article Ceni Armchair
34"W × 38"D × 33"H · walnut + tan leather
MCM companion piece: walnut arms + tan leather seat. Reads "different chair, same palette" — less matchy than Sven Chair, still jells. Walnut accent ties to the house's warm wood direction. Firm cushion (not slouchy-lounge).
West Elm Hamilton Leather Chair
Kitchen Living · Chair
West Elm Hamilton Leather
34"W × 39"D × 32"H · top-grain leather
Chesterfield-style roll arm in saddle/cognac leather. Broken-in "library chair" look — warmer/older read than Sven or Ceni. Good if you want the chair to feel like it's been there a decade. More formal than the sectional.

Fireplace Nook Sideboard Modem corner

Nook is 48"W per magicplan (correction from earlier "~51"" estimate). New target: 40"–44" wide to leave 2"–4" breathing room each side. Closed storage to hide modem.
West Elm Mid-Century Media Console 40 inch acorn walnut
Kitchen Living · Sideboard · Nook · 40"
West Elm Mid-Century Media Console (40")
40"W · acorn or walnut · beveled edges · bronze-finish hardware · 1950s/60s MCM silhouette
40" leaves 4" each side in the 48" nook — most breathing room of the candidates. Same brand/family as the previous (52" too-wide) WE Mid-Century pick, just smaller. Bronze hardware ties to brass thread elsewhere. Closed cabinet doors hide the modem. Reviews mention sliding-door designs vs. hinged, verify before ordering. West Elm sales hit ~25% off regularly.
Simpli Home Banting 42 inch walnut industrial sideboard
Kitchen Living · Sideboard · Nook · 42"
Simpli Home Banting 42"
42"W × 18"D · solid hardwood + metal frame and legs · walnut · 2-door · adjustable shelves · cable management cutouts
42" leaves 3" each side in the 48" nook. Solid hardwood (not engineered wood or MDF) — the construction win in this category. Black metal frame + walnut wood reads more industrial than pure MCM, ties to the matte-black fixture thread. Cable management cutouts built in. Tip-over restraint included. AllModern carries it.

Bookcase + Lower Cabinet (per Lily) — same nook, different form factor

Idea: closed cabinet at the bottom hides the modem, open shelves above for books/decor + Eero unit on a high shelf. Drill cable pass-through holes between the cabinet and the back, and through the shelf where Eero sits. Different form factor than a sideboard — same 48" nook, but goes vertical instead of horizontal.

Pottery Barn Aubrey Storage Shelf with Cabinet 36 inch
Kitchen Living · Bookcase + Cabinet · 36"
Pottery Barn Aubrey Storage Shelf with Cabinet
36"W · open shelves above + closed cabinet base · multiple finishes · part of Aubrey modular system
Open shelves above (where Eero lives, easy to drill cable pass-through), closed cabinet at the bottom (modem hides cleanly). 36"W leaves 6" each side of the 48" nook — generous breathing room. Aubrey is a PB modular system, so finish + height options are flexible. Real construction (kiln-dried hardwood + veneers), not MDF.
Crate & Barrel Calypso 36"
Bookcase with Wood-Door Storage
image pending — see linked product page
Kitchen Living · Bookcase + Cabinet · 36"
Crate & Barrel Calypso 36" Bookcase with Wood-Door Storage
36"W · natural wood · open shelves above + closed wood-door cabinet base
Same form factor as Aubrey at C&B's quality tier. Natural wood finish, real construction, FSC-certified. Higher tier than Aubrey on materials. The Calypso siblings come in different finishes (driftwood, black). Verify exact width and storage configuration before ordering.

Additional Sideboard Options (40–44")

Nathan James Izsak 44"
Walnut TV Stand / Media Console
image pending — see linked product page
Kitchen Living · Sideboard · Nook · 44"
Nathan James Izsak 44"
44"W · walnut · 2-door cabinet + open middle shelf · fits TVs up to 53" (so cable equipment fits easily)
44" leaves 2" each side in the 48" nook (tight but workable). Walnut, two closed cabinet doors flanking an open center shelf — that center shelf can hold the cable box visible (decorative). Lower price tier than the Article/PB candidates. Reviews are strong on Home Depot/Amazon. Construction is engineered wood with veneer — middle tier, not solid hardwood.
Ruled out by 48" nook width:
  • Article Ligna 59" Walnut — 59"W, way over
  • West Elm Mid-Century 52" — 52"W, over
  • CB2 Marcel 56" — 56"W, over
  • George Oliver 55" Fluted Walnut (Lily's prior pick) — 55"W, over. Plus MDF construction concern.
  • Article Seno 48" — 48"W exact match, no breathing room, won't fit
Kitchen living lighting parked. You didn't flag it and the prior session had strong opinions (pendant over seating, sideboard lamp, etc.) that need re-evaluation against the comfy/clean brief. Raise it when you want to tackle it.

Dining Room

Room direction

~11'×10'8". Tray ceiling, existing bronze tulip chandelier (replace — see lighting), cherry-stained hardwood floors, beadboard wainscoting. Seats 6. Formal bones, comfy/clean, function over aesthetic. Skip Victorian sideboard + matching chair set. Mix materials. Prioritize a table that actually gets used.

Dining Table LOCKED

Seats 6, 72" length, reclaimed pine, breaks the walnut creep, drives chandelier search (linear shape, warm wood + brass against rustic pine).
LOCKED · Dining table
West Elm Emmerson reclaimed pine dining table
Dining · Table · Reclaimed Pine
West Elm Emmerson Solid Reclaimed Wood — 72"
72"L · solid reclaimed pine · seats 6 · 30" chair clearance each end in the 11'×10'8" room
LOCKED. 72" is the practical max for the 11'×10'8" dining room (30" clearance each end). Reclaimed pine reads warm + rustic, plays with the jatoba floor + beadboard wainscoting, and breaks the walnut creep through the public sightlines (master + great room are walnut; dining gets its own wood identity). Drives chandelier search: linear shape (rectangular table), 36–48" wide (1/2–2/3 rule), warm metal or wood frame, not industrial-modern.
Previously considered, now dropped: West Elm Anton 72" Burnt Wax (solid mango, was the prior top pick), Article Madera 71" Walnut (veneer + walnut-on-cherry risk), Crate & Barrel Basque 82" Honey Pine (too long for the room), Woodzio Dinner Table (Lily's earlier live-edge pick, sizing unconfirmed), Hernest Solvind 84" (Lily's earlier longer pick, too long for the 132" room with required clearance).

Dining Chairs ×6

Don't do 6 matching — mix sides + heads. Upholstered sides for comfort, armchairs at heads.
My top pick
Article Ceni dining chair
Dining · Chairs · Mixed
4× Article Ceno + 2× Article Feast
Sides upholstered · heads wood armchair
Cleanest "expensive" mix. Ceno side chair (upholstered, performance fabric, ~$199 each) for comfort at 4 positions. Feast armchair (wood, ~$299) at the heads. ~$1,400 total. Relaxed collected look vs. matching 6. Same brand means timbre-matched wood tones.
6× IKEA BergmundSlipcover · washable · ~$150 each
Dining · Chairs · All matching
6× IKEA Bergmund
All six matching · ~$150 each
Value option. Washable slipcovers — Percy-safe in the most literal way (pull cover, throw in washer). Stiffer/more formal than mix approach. At $900 total, 35% the cost of the Article mix. Fights "don't do 6 matching" principle but if you hate mixed, this is the answer.
4× Ekedalen + 2× Sienna RattanMixed · upholstered + woven armchair
Dining · Chairs · Budget mix
4× Ekedalen + 2× Sienna Rattan
Mixed brands · ~$880 total
Prior session's pick. Same mixed approach as Article version but at half the price. Rattan armchairs read "summer house" — can feel out of place against cherry floors + beadboard. Ekedalen upholstery is basic polyester, not performance-grade. Works as a starter; replaceable.

Dining Sideboard

60"+ wide on window wall. Closed storage for board games, linens. Buffet surface for entertaining.
My top pick
Article Culla 62"Walnut · sliding doors · MCM
Dining · Sideboard
Article Culla 62" Walnut Sideboard
62"W × 18"D × 30"H · walnut
Same brand/wood family as the kitchen nook sideboard — intentional consistency without matching. Cabinet + drawer storage. Enough length to look intentional against the window wall without overwhelming. Clean "expensive" lines.
Pottery Barn Livingston sideboard
Dining · Sideboard
Pottery Barn Livingston 66"
66"W × 20"D × 33"H · painted
White painted body + solid wood top. Matches beadboard wainscoting cleanly. Traditional-leaning but not fussy. More "family home" than "modern" — fits existing architecture better than Article but less "modern/clean."
CB2 Marcel 72"Black steel frame · oak top
Dining · Sideboard
CB2 Marcel 72" Sideboard
72"W × 18"D × 32"H · metal + wood
Black steel frame + oak top. Fills the wall fully. Modern-industrial contrast with the traditional beadboard — either "great tension" or "wrong for the room" depending on taste. Solid construction, won't date.
04

Rugs

Sizing + palette direction

Two rooms, two sizes. Kitchen Living: 9×12 — sofa is 88", rug needs to be wider; 9' (108") gives 10" per side. Dining: 8×10 — 72" table + 24" chair pull-out clearance fits an 8×10 in the 133"×129" room. Both rooms have Brazilian cherry (jatoba) floors — warm, saturated red-orange. Lean warm: cream, taupe, terracotta, rust, navy as contrast. Avoid cool grays and coastal palettes.

Kitchen Living Space — 9×12

Anchors sofa + coffee table + chair grouping. Front legs of sofa on rug, coffee table fully on it.
My top pick
Revival Rugs Rivien vintage Oushak
Kitchen Living · Rug · Vintage Oushak
Revival Rugs — Rivien
9'0"×12'2" · hand-knotted vintage Turkish
Vintage Oushak style — taupe, bone, warm cream. Classic pattern, soft ground color that won't fight the cherry floors. Hand-knotted, one-of-a-kind piece. This is the "expensive/clean" answer: genuine antique character without looking loud. 20% off at checkout.
Loloi Layla LAY-13 Antique Moss
Kitchen Living · Rug · Value / Percy hedge
Loloi Layla LAY-13 — Antique/Moss
9'×12' · power-loomed polyester
Vintage distressed Persian look — warm ochre ground, faded moss motifs. Polyester means Percy can chew or stain it without a $2K gut-punch. At $510 for 9×12 it doesn't look $510. The smart hedge if Percy is still a wildcard at move-in.
Revival Rugs Zoviel vintage Persian
Kitchen Living · Rug · Warm / character
Revival Rugs — Zoviel
9'0"×11'5" · hand-knotted vintage Persian
Rust red, warm vanilla, slate — the warmest of the three. Plays directly into the cherry floor's red tones instead of contrasting. One-of-a-kind vintage piece. More character and presence than the Rivien. If you want the rug to be a statement, this is it. 20% off at checkout.

Dining Room — 8×10

72" table + 24" chair pull-out each side = 120" minimum. An 8×10 (96"×120") fits tightly. Dining rugs take abuse — flatweave or low pile preferred so chairs slide cleanly.
My top pick
Revival Rugs Hart in Terracotta jute flatweave
Dining · Rug · Flatweave jute
Revival Rugs — Hart in Terracotta
8'×10' · handwoven 100% natural jute flatweave
Warm clay/terracotta jute flatweave — earthy, natural, no pile to trap crumbs or fight chair legs. The terracotta reads warm against cherry floors without mirroring them. New production (not vintage) so it's reliably available in 8×10. Carbon-neutral fiber. 20% off at checkout.
Loloi Zharah ZR-08 Santa Fe Spice
Dining · Rug · Hooked wool
Loloi Zharah ZR-08 — Santa Fe Spice
7'9"×9'9" · hooked 100% wool · 0.5" pile
Bold Southwestern warm palette — reds, rust, cream, brown. Hooked wool with 0.5" pile is low enough that chairs slide. Slightly under 8×10 (7'9"×9'9") — works if your table is closer to 66" than 72". All-wool construction feels expensive underfoot. Note: this is a statement pattern, not a neutral backdrop.
Serena & Lily AlamereFlatweave kilim-inspired · Natural · 8×10
Dining · Rug · Flatweave kilim
Serena & Lily Alamere — Natural
8'×10' · handwoven flatweave · kilim-inspired
Kilim-inspired diamond pattern, warm tan/sand tones, handwoven flatweave. Zero pile = ideal for dining. More refined/upscale look than the Revival jute. S&L tends to skew coastal but the Alamere in Natural reads warm-neutral rather than beachy. No bold pattern — quiet and intentional.
Revival vintage kilims (one-of-a-kind): Revival also carries actual vintage wool kilims that would be ideal for dining — durable, patina-ready, zero pile. They turn over constantly so no fixed link, but filter to "flatweave / kilim" + 8×10 at revivalrugs.com and check weekly if you want that look.
Phase 2 — Secondary rooms (in scope, lower priority)
04

Entry / Foyer Scoped

2-story foyer, double entry doors, cherry hardwood floors, white wainscoting, ~79" wide. Left wall unusable (garage door + front door swing + closet). Right side has two usable segments: 39" wall (between living room and dining arches — bench goes here) and 55" wall (before kitchen entry — console goes here). Console should pair with the cherry floors — warm wood family, not stark contrast.

Entry Bench — 39" wall

Wall ends at arched openings both sides — 36" max. Sit to put on shoes.
Only in-spec option
Target Thatcher 36 black wood bench
Entry · Bench
Target Thatcher 36" — Black
36"W × 10"D × 18"H · solid rubberwood
Studio McGee design, solid rubberwood, angled black legs. Fits arch-to-arch. Not upholstered but solid wood slab seat — fine for shoe-tying. No upholstered bench exists in 34-38" width; this is the right call at $120.
Keys/mail: Wall-mounted floating shelf works better than a table here given the tight wall. West Elm Floating Metal Shelf 24" in black — $99. Mounts above or near the bench.

Console — 55" wall

44-52" wide max. Pairs with cherry floors — warm wood or whitewashed. Mirror or art above.
Best value · warm pairing
Article Kirun 47 white oak console
Entry · Console
Article Kirun 47" — White Oak
47"W × 14"D × 29.5"H · solid white oak
Lighter warm wood that pairs cleanly with cherry — same family, different value so they don't compete. Open lower shelf adds function. Solid American white oak, not MDF. 4.7/5 reviews. Best value of the three at $299.
West Elm Stowe 48 cerused white console
Entry · Console
West Elm Stowe 48" — Cerused White
48"W × 16"D × 30"H · solid mango wood
Whitewashed finish reads almost painted — warm but distinctly lighter than the cherry floor. Scandinavian base, sculptural. The "interesting" pick of the three. 16" depth — confirm fits entry.
West Elm Tanner 44 black console
Entry · Console
West Elm Tanner 44" — Black
44"W × 16"D × 30"H · solid hemlock
Sharp black solid wood. Strongest contrast with cherry floors — crispest option. Leans away from "pair with floor" direction but a deliberate black piece in the entry can anchor the space well.
05

Hallway

Long corridor, ~79" wide, arched doorway framing view into kitchen. Cherry hardwood floors, white wainscoting, SW Alabaster walls. Recessed cans handle lighting. A runner grounds the space without cluttering it. At 79" wide a standard 2'6" runner leaves ~2.5' of floor on each side — a 3' wide runner fills the space better.

Runner Rugs

Target 3'×8' or 3'×10'. Warm tones that work with cherry floors.
Best fit for cherry floors
Loloi Layla brick blue vintage Persian runner
Hallway · Runner
Loloi Layla — Brick/Blue
2'6"×7'6" up to 2'6"×12' · polyester
Vintage Persian distressed in warm brick red + navy. Brick echoes the cherry floor tone, navy gives contrast. Classic pairing — the one that looks most intentional in this hallway.
West Elm hand-spun wool jute natural runner
Hallway · Runner
West Elm Hand-Spun Wool/Jute — Natural
2.5'×7' and up · 60% wool / 40% jute
Understated warm texture — lets the cherry floor and wainscoting be the feature. Good quality (wool/jute), soft underfoot. The "quiet" pick.
Safavieh Vintage Hamadan red navy runner
Hallway · Runner
Safavieh Vintage Hamadan — Red/Multi
2'3"×8' up to 2'3"×22' · polyester
Same vintage Persian family as the Loloi, more saturated and busier pattern. Budget pick — comes in very long lengths if the hall is longer than expected.
Rugs USA Forever Vintage neutral runner

Rugs USA Forever Vintage — Neutral
2'3"×8' / 2'3"×10' · polyester
Muted cream/taupe distressed medallion. Safe and versatile — won't fight anything, but may get lost between cherry floors and Alabaster walls.

Hallway Bench

Against wall opposite stairs. Under 48" to avoid crowding the corridor. Performance fabric (no linen — Percy).
My top pick
West Elm Mid-Century bench
Hallway · Bench
West Elm Mid-Century Upholstered Bench
46"W × 18"D × 17"H
Clean tapered walnut legs, performance-fabric top, just under 48". Seat height of 17" works for shoes-on/off. Warm neutral upholstery. Confirm fabric options — order Twill or Performance Velvet for Percy-resistance.
Article Seno walnut bench
Hallway · Bench
Article Ceni Walnut Bench
46"W × 15"D × 17"H · walnut + woven
Solid walnut frame with woven seat. No upholstery to ruin. Narrower (15") than the West Elm — better for a tight corridor. Downside: Percy can chew the woven seat; less forgiving than fabric for a dog-adjacent piece.
CB2 lift-top storage bench
Hallway · Bench
CB2 Lift-Top Storage Bench
48"W × 16"D × 18"H · lift-top
Lift-top interior storage for shoes, dog leash, etc. Solves practical entryway clutter that the other two benches don't. Read as more "functional" than "styled." Fabric options limited — confirm a durable finish.

Open Study / Office Decided

156"×129" (13'×10'9") per floor plan. Ornate white fireplace surround, tray ceiling, two decorative wall sconces, beadboard wainscoting. Use case settled: open study / office. Cardio equipment goes in the enclosed 147"×137" Study instead (keeps the garage free for 2 cars + strength training). Fireplace + sconces make this a natural library/study — the Clarke or Arti sconces in §04 of the lighting doc were already leaning this direction. Anchors: bookcase, accent chairs, arc lamp, desk (TBD). Primary sofa category dropped — room's too small with a fireplace to absorb an 85" sofa.

Accent Chairs ×2

Flanking coffee table, opposite the sofa.
My top pick
IKEA Strandmon wing chair
Formal Living · Accent Chairs
IKEA Strandmon Wing Chair (×2)
32"W × 37"D × 39"H · each
Genuinely comfortable classic silhouette. Kelinge beige plays with tan leather + warm room tones. At $349 each ($698 pair), zero reason to spend more unless the room is trying to be museum-grade formal.
Article Abisko swivel chair
Formal Living · Accent Chairs
Article Abisko Swivel (×2)
29"W × 32"D × 30"H
Modern swivel chairs in boucle or performance fabric. Softer silhouette than wing chairs. ~$700 each / $1,400 pair. More contemporary read — works if the room commits to modern over traditional.
West Elm Haven swivel chair
Formal Living · Accent Chairs
West Elm Haven Swivel (×2)
33"W × 36"D × 32"H
Rounded boucle swivel, loose cushions. Plush feel. ~$999 each / $2,000 pair. Most "current/trendy" of the three — dates faster but looks the most expensive.

Bookcase Relocated

Moved here from Kitchen Living — fits the study/office use case and Lily's arched pick was always aimed at this room. Books + closed lower for board games / office clutter. Room is 156"×129" — plenty of wall space, choice of wall drives which piece wins.
My top pick
Pottery Barn Logan bookcase
Study/Office · Bookcase
Pottery Barn Logan 60"
60"W × 14"D × 78"H · solid wood
Looks built-in, actually stand-alone. Solid wood frame — real shelves, no sag. Add Logan Lower Cabinet ($149) for closed games/office storage. Best "library study" look of the three. Sale brings to ~$1,200.
IKEA Billy bookcase
Study/Office · Bookcase
IKEA Billy + Oxberg Doors (×2)
2× 31"W = 62" total · flexible
Value answer. 2× Billys side-by-side, Oxberg doors on lower halves for closed storage. Must wall-anchor. Add crown molding ($80 + an hour) to kill the IKEA look. Total ~$400–500. Upgradable later without regret. Shelves are particleboard — fine for average book loads, will sag under dense hardcover/reference runs.
PB Aubrey Double Lateral File Bookcase
Study/Office · Bookcase
Pottery Barn Aubrey 72" Double Lateral File Bookcase
72"W × 18"D × 80"H · solid poplar + MDF veneer
Closed lower = two lateral file drawers (real office function — hides tax records, warranties, the miscellaneous paper pile). Open upper shelves for books. Heritage Aubrey line styling — molding, plinth base, beadboard back panel, antique-bronze hardware. Wider than Logan (72" vs 60"), more office-utility than either Logan or Billy. Most "built-in library" read of the four.
★ Lily's pick
Ebern Designs 70 Arched Cabinet
Study/Office · Bookcase
Ebern Designs 70" Arched Display
~32"W × 14"D × 70"H · MDF + laminate
Lily's other arched pick — all open shelves (no closed lower). Skinnier than Red Barrel, more "display cabinet" than "working bookcase." Works if you want a decorative arched silhouette with curated objects + a smaller book count. MDF/laminate — fine for display loads, not dense reference/hardcover runs. No closed storage.
★ Lily's pick
Red Barrel Studio 71 Arched Bookcase
Study/Office · Bookcase
Red Barrel Studio 71" 5-Tier Arched
~36"W × 14"D × 71"H · MDF + veneer
Lily's pick — arched silhouette, closed lower cabinet + open upper shelves = exactly the "bottom enclosure + max storage" spec. Visually the most distinctive of the three. ⚠ MDF/veneer — fine for decorative display, marginal for heavy book loads (shelves may sag or peel over 3–5 years). Upgrade alternative: Threshold × Studio McGee Holladay 72" (solid wood frame, same arched silhouette, ~$160–200) — but open shelves only, no closed lower.

Lighting — Arc Floor Lamp

Room has zero overhead lighting. Arc lamp in corner solves it immediately, no electrician.
My top pick
Brightech Sparq arc floor lamp
Formal Living · Floor Lamp
Brightech Sparq Arc Floor Lamp
70" reach · matte black
Plug-in arc lamp with matte black finish. Solves the zero-overhead-lighting problem immediately. Use 2700K warm bulb. Under $150. Read Amazon reviews for the version with the integrated LED vs replaceable bulb — you want replaceable.
CB2 Big Dipper arc floor lamp
Formal Living · Floor Lamp
CB2 Big Dipper Arc
80" reach · aged brass + marble
Aged brass + white marble base. More "upscale" look than the Brightech. Heavier marble base = more stable (dog-tail-proof). 5× the price of the Brightech, so only worth it if the corner placement is a visible focal point.
IKEA Regolit arc floor lamp
Formal Living · Floor Lamp
IKEA Regolit Arc
~71" reach · paper shade
Ultra-budget at $70. Rice paper shade reads dorm-room — fine as a stop-gap while you decide what you actually want. Don't buy unless you're sure you'll replace within a year.
Coffee table + wall sconce swap also belong in this room if it stays formal. Not scoped above — raise separately when the use case is settled.

All Bathrooms — Vanity Bar Lights Highest ROI

Highest ROI upgrade in the house. Current oil-rubbed bronze tulip fixtures point light at the ceiling, causing face shadows in the mirror. Swap before or on day of move-in. 20-minute swap per fixture with a screwdriver — same wiring box, no electrician.

Vanity Bar Lights

5-light for master double sink; 3-light for secondary baths. Matte black.
My top pick
Kichler matte black vanity bar
Bathrooms · Vanity
Kichler Wynn Vanity Bar
3-light ~24" / 5-light ~40"
Horizontal bar, matte black, projects light forward at face level — kills mirror shadows. Same wiring box as existing fixtures, 20-minute swap. Build.com and Amazon carry it. Buy all at once, swap all before move-in.
Progress Lighting Replay LED vanity bar
Bathrooms · Vanity
Progress Lighting Replay LED
~24" / ~36" · integrated LED
Integrated LED (no bulbs), ultra-thin linear profile. Cleaner modern look than traditional bar with bulbs. Downside: integrated LED = whole fixture replacement at end of life (vs. swapping a bulb).
Hinkley heritage brass vanity bar
Bathrooms · Vanity
Hinkley Sylvan Vanity Bar
3-light / 5-light · brass or black
Available in aged brass or matte black. Heavier fixture, nicer finish than Kichler — "expensive" premium. Good if bathrooms are going brass-hardware. 2× Kichler price.

Additional Storage

Bookcases and game storage beyond what's in Kitchen Living. A second Billy for extra capacity has been floated. Park until you've lived with the primary Kitchen Living bookcase and know whether you need more.

Additional Bookcase After move-in

Only if Kitchen Living primary bookcase fills up. Match whatever's there.
Deferred. Primary Kitchen Living bookcase decision will determine what's worth adding. If you go IKEA Billy in Kitchen Living, a second matching Billy elsewhere costs ~$200. If you go PB Logan, a second Logan is $1,500+.
