Primary daily room. Open-plan with kitchen and dining visible. Fireplace on back wall. Sliding door + bay window opens to the backyard. Nothing from prior sessions is committed — Sven was never actually selected. Style: comfy, clean, expensive-looking, function over aesthetic. Casual, lived-in. Percy-friendly.
















Idea: closed cabinet at the bottom hides the modem, open shelves above for books/decor + Eero unit on a high shelf. Drill cable pass-through holes between the cabinet and the back, and through the shelf where Eero sits. Different form factor than a sideboard — same 48" nook, but goes vertical instead of horizontal.

~11'×10'8". Tray ceiling, existing bronze tulip chandelier (replace — see lighting), cherry-stained hardwood floors, beadboard wainscoting. Seats 6. Formal bones, comfy/clean, function over aesthetic. Skip Victorian sideboard + matching chair set. Mix materials. Prioritize a table that actually gets used.



Two rooms, two sizes. Kitchen Living: 9×12 — sofa is 88", rug needs to be wider; 9' (108") gives 10" per side. Dining: 8×10 — 72" table + 24" chair pull-out clearance fits an 8×10 in the 133"×129" room. Both rooms have Brazilian cherry (jatoba) floors — warm, saturated red-orange. Lean warm: cream, taupe, terracotta, rust, navy as contrast. Avoid cool grays and coastal palettes.





2-story foyer, double entry doors, cherry hardwood floors, white wainscoting, ~79" wide. Left wall unusable (garage door + front door swing + closet). Right side has two usable segments: 39" wall (between living room and dining arches — bench goes here) and 55" wall (before kitchen entry — console goes here). Console should pair with the cherry floors — warm wood family, not stark contrast.
Long corridor, ~79" wide, arched doorway framing view into kitchen. Cherry hardwood floors, white wainscoting, SW Alabaster walls. Recessed cans handle lighting. A runner grounds the space without cluttering it. At 79" wide a standard 2'6" runner leaves ~2.5' of floor on each side — a 3' wide runner fills the space better.



156"×129" (13'×10'9") per floor plan. Ornate white fireplace surround, tray ceiling, two decorative wall sconces, beadboard wainscoting. Use case settled: open study / office. Cardio equipment goes in the enclosed 147"×137" Study instead (keeps the garage free for 2 cars + strength training). Fireplace + sconces make this a natural library/study — the Clarke or Arti sconces in §04 of the lighting doc were already leaning this direction. Anchors: bookcase, accent chairs, arc lamp, desk (TBD). Primary sofa category dropped — room's too small with a fireplace to absorb an 85" sofa.











Highest ROI upgrade in the house. Current oil-rubbed bronze tulip fixtures point light at the ceiling, causing face shadows in the mirror. Swap before or on day of move-in. 20-minute swap per fixture with a screwdriver — same wiring box, no electrician.



Bookcases and game storage beyond what's in Kitchen Living. A second Billy for extra capacity has been floated. Park until you've lived with the primary Kitchen Living bookcase and know whether you need more.
